Implications of the change The financial implications on the practice are despite having agreed and set a budget with the architect, construction team and suppliers we became quickly aware that remaining within budget at certain stages of the build would be increasingly difficult. In stage one it was soon identified that problems existed with the adjoining buildings infra-structure and after ‘gutting’ the building a lot more unforeseen building work such as new ceiling joists, wall rebuilding and extensive ground works would be required before builders, plumbers and electricians could start in earnest. This would cause an 18% increase in funds being required in stage one alone.
